Home Remodeling in Redmond, WA

Kitchen, bath, additions and ADUs in Redmond — the city our office is in and where more of our work sits than anywhere else.

Your Trusted Remodeler in Redmond

Redmond is our home city. Our office is here, eight of the homes in our portfolio are Redmond projects — more than any other city we serve — and our completed work here includes a 1,460 sq ft addition finished in February 2026. But the fact worth knowing before you call anybody: a Redmond mailing address does not always mean a City of Redmond permit. Large parts of 98053, out toward Union Hill and Novelty Hill, are unincorporated King County, and those permits are issued by the county rather than the city — a different portal, a different queue and a different review. We check the parcel before quoting, because getting that wrong costs weeks.

The City of Redmond is not on MyBuildingPermit either. While Bellevue, Kirkland, Sammamish and Mercer Island all file through the shared Eastside portal, Redmond runs its own Civic Access system, and a contractor who has only ever submitted through MyBuildingPermit has never seen it. Redmond's housing stock is mostly tech-corridor contemporary, typically fifteen to twenty-five years old — newer bones than Bellevue's, which means layout changes and additions tend to go predictably, and the work is usually about making a competent 2000s floor plan feel like it was designed on purpose.

“East Ridge transformed our outdated kitchen into a stunning space we love spending time in. The team was professional, communicative, and delivered on time. We couldn't be happier with the result.”

Permits

How permits work in Redmond

The City of Redmond issues the permit, filed through Redmond's own Civic Access portal. Review time belongs to the jurisdiction, not to us — we handle the submittal and tell you what the queue actually looks like.

Redmond's own Civic Access portal
  • Redmond is NOT on MyBuildingPermit — it runs its own Civic Access portal.
  • Much of 98053 (Union Hill, Novelty Hill) is unincorporated King County; those permits go to the county, not the city.
  • Which authority owns your parcel changes the portal, the submittal and the review time — check it before design, not after.
  • Structural work and additions go to plan review before demolition.

Questions

Redmond remodeling questions

Do you work in Redmond?
Redmond is our home city — our office is here. Eight of the homes in our portfolio are Redmond projects, more than any other city we serve, and our completed work here includes a 1,460 sq ft addition finished in February 2026.
Is my Redmond address actually inside the City of Redmond?
Not always, and it matters. Much of 98053 toward Union Hill and Novelty Hill is unincorporated King County, so the permit is issued by the county rather than the city — a different portal and a different review queue. We confirm the parcel before quoting.
What does a kitchen remodel cost in Redmond?
$75k–$120k for a refresh in the existing footprint, $120k–$300k for a full gut with custom cabinetry or a layout change. Redmond homes are newer than Bellevue's, so layout changes usually stay on the predictable end of that.
What does an addition cost in Redmond?
We price additions from the drawings rather than per square foot, and we do not publish a range — the foundation, the roof tie-in and the structure drive an addition's cost far more than its size does. Preconstruction gives you a real number before you commit to building.
