Design & Pre-construction
Design your remodel before anyone swings a hammer.
See your layout, your finishes and a real budget before you sign a construction contract. Most remodels go over budget because decisions get made in the middle of demolition. Ours get made here.
No guessing
You see the layout and a 3D view of your room before you pay for design.
One honest number
A total for the whole job early, not a teaser price that grows.
Decisions up front
Selections and materials settled before demolition, not during it.
How it works
From first walkthrough to a room you've already seen.
- Walkthrough1
Meeting 1 · Free
Show us the house
You walk us through the house room by room and tell us what isn't working. We measure and scan the one or two rooms that matter most, look at your inspiration photos, and talk timeline.
- In your home, with you leading
- Scan of up to two priority rooms
- Other projects noted for later, not rushed
3D view2Meeting 2 · Free
See your room before anything is built
We come back with one functional layout for your space and a 3D view styled to your inspiration photos, plus one honest total for the whole job. We go through it together, in person or on screen.
- A layout that works: clearances, storage, flow
- A 3D view at your finish level
- One total for the job, with the scope listed
Floor plan3Design phase · Fixed fee
Lock the design and the budget
If it feels right, you start the design phase. We refine the layout with you, price your selections as allowances at the finish level you choose, and write a detailed scope with a line-item estimate.
- Two rounds of layout revisions
- Selections priced as allowances
- Detailed scope and line-item estimate
- Your drawings and estimate are yours to keep
Section4Permits · At cost
Permit drawings and engineering
When your project needs a permit, we coordinate the permit drawings and engineering with licensed professionals and take it through the city. You pay what they charge, plus our coordination.
- Permit set and engineering when required
- We handle the city submission
- Billed at cost plus a coordination fee
Eye level5Build · Fixed price
Build what you already saw
Your build contract is based on a finished design and a real scope, so the price holds. Selections are made and materials are ordered before demolition, so the job site stays boring. Boring is what you want.
- Fixed-price construction contract
- Materials ordered before we start
- One team from first meeting to final walkthrough
What you get
A plan you can build from, and a price you can trust.
Design is not a separate world from construction. The people who draw your kitchen are the people who price it and build it, so the drawing, the scope and the number all agree.
- Measured as-built of your rooms
- Functional layout
- 3D view at your finish level
- Two rounds of revisions
- Selections priced as allowances
- Detailed scope of work
- Line-item estimate
- Permit set and engineering when required

Common questions
Design & pre-construction, answered
- What does the first meeting cost?
- Nothing. The walkthrough and the second meeting, where we show your layout, 3D view and total, are both free.
- Do I have to build with East Ridge after the design phase?
- No. Once the design phase is paid, the drawings and the estimate are yours.
- How much is the design phase?
- It's a fixed fee set by project type — a hallway bathroom costs less to design than a kitchen. You get the exact number at the second meeting, before you commit to anything.
- Is this the same as hiring an interior designer?
- No. We design the layout and the build: where things go, what it takes to build, and what it costs. If you'd like a designer's help choosing finishes, we can bring one in, and we're happy to work with a designer you already have.
- I'm a year away from remodeling. Is it too early?
- It's the best time. Design, selections and permits take time, and starting early means the build starts on schedule instead of waiting on decisions.
- Where do you work?
- The Eastside: Bellevue, Kirkland, Redmond, Sammamish, Issaquah, Mercer Island, Medina, Woodinville and Newcastle.
