01 · Cost ranges
What Eastside remodels actually cost.
Pricing in our service area (Bellevue, Kirkland, Mercer Island, Sammamish, Medina, Newcastle) is materials-led — Eastside designers specify Calacatta quartz, matte black or unlacquered brass fixtures, large-format porcelain, custom rift-sawn oak millwork. These choices set the floor.
- Designer-grade bathroom
- $65K – $110K
- Master suite / wet rooms
- $110K – $220K
- Kitchen remodel
- $90K – $250K
- Full home renovation
- $280K – $900K+
- ADU build
- $220K – $450K
- Whole-house addition
- $350K – $900K
Ranges assume designer-led scope. Builder-grade is roughly 40–60% lower but isn't the work we do.
02 · Timeline
How long premium projects actually take.
The right pace for a designer-led remodel is “measure twice, build once” — and that takes time. Here's what our active projects average:
- Design & permit: 4 – 12 weeks (varies by jurisdiction)
- Bathroom build: 6 – 10 weeks
- Kitchen build: 8 – 14 weeks
- Whole home: 5 – 9 months depending on scope
Long-lead materials (specialty tile, custom cabinetry, panel-ready appliances) drive everything. Start design 4 months before you want construction to begin.
03 · Working with a designer
The questions worth asking before you hire a GC.
The cheapest way to ruin a premium remodel is choosing a GC who doesn't read drawings the way the designers wrote them. Five questions worth asking:
- “Walk me through a project where the designer's drawings changed mid-build — how did you handle it?”
- “Who from your team is on-site daily, and who runs the schedule? Are those the same person?”
- “How do you handle long-lead materials when the vendor slips a delivery date?”
- “Show me a recent project's punch list — how many items, and how long to close out?”
- “Can I see a finished space one of the designers you work with actually photographed for their portfolio?”
04 · When to talk to ERC
The right moment to schedule a call.
We're not the right fit for every project. We're the right fit when:
- You’re working with an interior designer or architect (or planning to)
- Your budget is in the premium range above
- Your project is in our Eastside service area
- You want a GC who treats spec as a contract, not a suggestion
If that’s you and you’re moving toward a build in the next 6 – 12 months, here’s the next step:
